The Pop Up Room Company

Why Staging?

Why pay for your property to be staged? The goal of staging is to make a home more appealing to the highest number of potential buyers, thereby selling your property fast and for more money. Empty properties can be uninspiring to the potential buyer. They may lack the vision to picture the property furnished and homely. Viewers need to see a lifestyle presented, and staging sets the tone with stylish furnishings, contemporary colours and good clean lines. I like to treat each room individually and maximise space and light.  (Free consultation).

Margaret McCarron – Staging Designer

“I started the company over four years ago. I have many years experience in estate agency sales and also in negotiating property for buyers. I have purchased, styled and sold several apartments of my own as well as developing homes for other people to buy. They have all sold successfully and quickly. I have a passion for up-cycling furniture. My own home and style of decor were featured on Channel 4 production hosted by Gok Wan

I like to keep my surroundings fresh and updated and enjoy exploring interior designs apps and magazines for new ideas. My decor at home changes every few months, much to the delight of my friends and family.”

Agnes – Stager

I have a wealth of experience in the furniture industry having worked over 30 years in the contemporary furniture business. I have a great eye for detail and putting colours together. I am instrumental in putting furniture packages together for show homes and also very practical in furniture assembly. I am also very experienced in soft furnishings and in making of blinds, curtains and cushions.

Tips - Staging For Sale or Rent

We have lots of successful staging and sales behind us so hope our check list will give you opportunity to have a new look at the property. To sell your house successfully we recommend you make sure that the property is in its best order. First impressions are crucial. Here are few tips that you should consider and address prior to staging.

Tip 1
Paintwork

Make sure that all paintwork is fresh and clean. You might consider neutral colours to create a blank canvas.

Tip 2
Clean

Prior to staging ensure that the carpets, flooring, windows and mirrors are clean and dust free.

Tip 3
Kitchen

Kitchens are more appealing to the buyer when they are fully fitted with appliances. Incomplete kitchens can put a buyer off.

Tip 4
Outdoor

A tidy  and well maintained garden gives a good first impression.

After some weeks unsuccessfully trying to sell our unfurnished 2-bed flat and with very few viewers our estate agent / Paccitti Jones suggested that staging property would encourage more viewers and allow them to better see how they might live in the flat. Despite being slightly cynical we agreed and were contacted by Margaret from  Pop Up Room Company who quickly assessed the property then liaised with estate agent / Pacitti Jones to carry out staging. The results were impressive – not only was the flat beautifully furnished with many clever little features, we also immediately saw a significantly uplift in viewer numbers and achieved an offer within a few more weeks. The whole process was carried out smoothly and professionally and at a very reasonable price. I would highly recommend for anyone looking to sell an unfurnished property or one needing a bit of ‘TLC’ to present it in its best light.

Linda’s flat was on the market for 7 months with no offers or interest. Linda changed agents and was persuaded to have it staged. It was a small flat and viewers failed to see the potential. The flat sold within days and she received and offer in excess of the home report value. “I am over the moon” – said Linda.

Margaret did a wonderful job of staging our home for selling. It was cosy, stylish, and the staging furniture coordinated cleverly with the curtains & furniture which were already in the rooms. She has also been very flexible, and great at fitting around the unpredictable timescales and stresses of selling a house. Having attempted unsuccessfully to sell the same house once before, I’m sure that Margaret’s staging made all the difference to our successful sale the second time around.

I am absolutely delighted to have been introduced to Margaret ahead of my husband’s & my Cambuslang flat being put on the market. She has a real talent for knowing how to light a room, what furniture will accentuate it and what small enhancements will make a property more desirable. The work Margaret and Robin (assistant handyman) carried out meant that we had a flat that looked stunning in the photographs when it went on the market and this created a great deal of interest. We had tried to sell before, same property but none of the attention to detail that Margaret provided, and the flat did not sell even at a lower price. One other important point was that we left all of the organisation for this to Margaret and Robin as we live remotely which really look a weight off of our minds. I would wholeheartedly recommend Margaret to anyone considering selling their property; it really is a worthwhile investment.

” Delighted by positive comments from my agent and independent valuer on the standard and quality of finish for the property I was marketing.

The property was empty and viewings were positive no legal offers in nearly 2 months.  My agent suggested I meet with Margaret McCarron at The Pop Up Room Company at the property.  Margaret’s initial view was similar to others but suggested being empty,  viewers would not be able to see where they could put their furniture and other belongings.

With scepticism I agreed to a 4 week rental incorporating all of Margaret’s ideas for the property.  Margaret made such a difference in the way she dressed each room. By the end of the following week 2 potential buyers had registered their interest, followed quickly by a closing date and a best offer buyer agreed.

My buyer later advised me that on viewing the property they knew as soon as they walked around that this was the property they wanted to call home.

I cannot thank Margaret enough for generating a successful sale for my property and can happily recommend Margaret’s expertise to other potential property sellers.  I will be happy to use Margaret’s services if selling a property or looking to update my home.”
